What exactly can we help you with - the stages of the sale process
The following is a brief summary of the various stages involved in the sale of a residential property in England and Wales, and how we can help with each stage
Agreeing a sale
Once you know you are going to sell your property, we can help immediately and even before a buyer is found. We can commence the initial administration tasks for you to instruct us and send you the forms about the property that any buyer is going to want to see, such that once a sale is agreed we can immediately send all paperwork to the buyer's solicitor without delay.
Drafting Contracts
We will download the title to your property from the Land Registry so that we have all the details and once a sale is agreed we can draft a contract detailing the sale from you to the buyer. We will also contact your mortgage company at this stage to request an initial redemption statement and contact any freeholder or management company for their information pack if appropriate.
Enquiries
Once the buyer's solicitor has looked through the paperwork that we sent to them, they will likely raise some questions (called 'enquiries'). We will answer the 'legal' ones and contact you for assistance in dealing with any that relate to practicalities of the property that only the owner will be able to answer.
Exchange of contracts
This is where the transaction becomes legally binding on all parties. You will have signed all the paperwork by this stage and the buyer will have done likewise. A completion date is agreed at this stage after discussions between all parties involved.
Completion and beyond
We will ensure the correct amount of money is received on the completion date, pay off any mortgage outstanding, pay the estate agents and legal fees and transmit the rest of the funds to you, and you hand the keys to the Estate Agent or the new buyer directly.
